Cancellation policy:
  1. A sixty (60) day notice is required for cancellation Cancellations can be made up to 60 days prior to the vacation with a $100 administration fee. Cancellations of less than 60 days prior to the start of the vacation will not be refunded unless we are able to make an alternative booking arrangement, in which case, your money will be refunded less a $100 administration charge. All cancellations will also forfeit PayPal fees if they use that method of payment to pay for their vacation.  All efforts will be made by our team to refill the booking place on your behalf.  We will of course, look sympathetically upon each individual case.  Unfortunately we have to make this rule to deter people booking properties and cancelling at the last moment resulting in a loss of revenue, as once a booking is confirmed we have to refuse any other offers to rent the property.

 
Deposits:

20% on booking. Longer term bookings may be less by agreement
Other Fees:

All stays of less than 7 nights will incur a Cleaning Surcharge of $80.

A refundable deposit of $250 is required against any breakages.  This will be returned within 14 days of the end of your stay assuming there are no damages.

Pool heating is optional at $25 per night plus tax.

Pets are allowed in this home with prior arrangement and a $50 fee per pet per week to pay for additional cleaning after your stay.
Other policies:

No smoking is permitted in the villa, but you may smoke in the Lanai area.
