Property Description

Our beautiful family owned villa is situated on one of the most sought after yet peaceful communities. Chatham Park. Chatham Park also boast's it's own on-site security patrol, children's play area, tennis courts, basket ball courts and a community pool. We also have a large lake with a central fountain. There is an abundance of wild life there too including ducks you can feed and turtles to watch basking in the sun.
We have our own partially fenced, private, screen-enclosed, heated pool. All phone calls are free from our villa including local, national and international phone calls. We also have a computer with highspeed broadband internet access with wireless connection.
We also have a games room with Air-Hockey and football tables and a darts board with soft-tip darts for safety. We also have plenty of board games for a range of age groups. Our villa is fully equipped with everything you will need to make your stay as comfortable as possible. A real home away from home.

Disney World is just 10 - 15 mintues drive away. Sea World is only 20 minutes away. Universal and Islands of adventure are 25 minutes away. The 192, which is packed with many shopping plaza's, supermarkets, restaurants, bars, flea markets and crazy golf parks, and alll just 3 minutes drive from our villa. You will also find Old Town just 10 minutes drive away where you will find a childrens fun fair and many more traditional Florida gift shops. There is also a Rodeo ride and daring sky diving rides too.

Cancellation policy:

If the Client wishes to cancel the booking he/she should advise the Letter immediately by telephone, followed by confirmatory letter. Upon receipt of such notification the Letter will, (without obligation to the Client), use his/her best endeavours to obtain a replacement letting and, if such replacement is obtained, will refund to the client any monies paid less the deposit. If the Letter is not able to re-let he/she shall be entitled to retain all payments already made, (except the Security Deposit), and to recover, if not already paid, the balance of the hiring charge as follows: 30 - 60 days notice...................................50% of the rental charge Less than 30 days notice ..........................100% of the rental charge In the unlikely event that circumstances beyond the Letter’s control necessitate the cancellation of the rental arrangement, the Letter reserves the right to cancel any bookings at any time and will only be liable to refund monies already paid by the Client. Furthermore, the Letter cannot guarantee that all the facilities described in the brochure will be available.

Deposits:

£100 / $150 per week booked

Other Fees:

£150 /$200 security deposit required. this will be returned to you within 14 days of your return home. weekly rentals or less are subject to a cleaning fee at the owners discretion.

Other policies:

The Client agrees: a. to pay for any breakages, losses or damage to the property. b. to take good care of the property and leave it in a clean and tidy condition at the end of the holiday. c. to permit the Letter or Agents reasonable access to the property to carry out any maintenance if necessary. d. not to sublet or share the property except with persons nominated on the Booking Form. The Owners cannot guarantee the temperature of the pool as this will vary according to different factors. Mainly the prevailing weather. Guests should not interfere with the pool heating controls but contact our management company if problems arise. Any departures from this may result in loss of security deposit. As pool heat is now FREE we accept no liability for changes in pool temperature. 14. Florida has a tropical climate and as such, insects are inevitable and not a cause for complaint. Their presence is no reflection on the cleanliness of the property. The property is treated regularly and has a comprehensive pest / termite control programme. We advise you to keep windows and external doors closed. Not only will this keep bugs out, but will also allow the air-conditioning to function more efficiently. Also, please store all food stuffs carefully, as anything left out and / or uncovered may attract ants.
