Property Description







San Bernardino del Lago is an agritourism composed of 3 stone farmhouse divided in 8 independents apartments (5 available for the guests), in one farmhouse there are 4 apartments (Cucciolo/Dotto/Eolo/Gongolo), Biancaneve is 164,04 feet away from this group of apartments; 90 hectares (223 acres) on the Siena’s hills, swimming pool (6X12 meters - 19x38foots), private lake (11000 square meters = 13156 yard quadre) for our guests to fish, football camp, beach volley camp; our property is composed of production of oil (700 olive threes), wine, cereals, and reserve of truffles; there is a horse riding in the neighbouring farm. In a few minutes driving on reach Rapolano Terme, famous thermal centre.

We provide homemade meals for groups, we use only our biological products like eggs, vegetables, meat, oil, marmalade and honey.

We organize wedding and other events.

We are in the Chianti area, around us: Siena (30 km), Arezzo (35 km), Pienza (25 km), Cortona (35 km), Montalcino (35 km), and Montepulciano (25 km), San Quirico d’Orcia (30 km). Firenze is about 90 km away, Romeis 190 km and Pisais about 170 km away.

San Bernardino del Lago includes a wooded virgin territory full of NARURAL TRUFFLE-PARK. We are the owners of this truffle-parks therefore we can access the precious TUBER WITHOUT PURCHASERS OR INTERMEDIARIES, and we can offer you a real not inflated price.

Our distinctive is the freshness of our truffles that are extracted in the mormimg and are exceptionally on your table in the evening, keeping their integrate peculiarities.

 

The WINE and the OIL of San Bernardino are our speciality: seat at 450 meters above sea level we have a vineyard of 3 ectars and a olive grove of 700 plants. We dedicate all our love and dediction to wine and oil.

 

Grapevine are SANGIOVESE and the area is CHIANTI DOCG (Denominazione di Origine Controllata e Garantita: Mark Guaranteeing the High Quality of Wine); thanks to the nature and lay of the land, particularly the presence of stone, we can produce biological and natural wine and oil, we do not use any chemical element or preservative. The oil of our typical hills is the best in the world (we speak about the Siena's hills and not about Siena's clay-crete, that are not adapt to produce oil and wine because there is to much clay in the land). We produce the oil with the ancient COLD method of MILLSTONE to respect the tradition and to have the best result; we mill the olives with stone-wheels (millstone) and the result is a olive-squeeze!

 

Inside our 90 ectars we have 3 natural and protected WHITE TRUFFLES RESERVES. In this areas the truffles grows naturally up and we decided to let this areas reserved to preserve this product from his extinction. Due to theyr expensive price and theyr widening market, in the last year the compulsive research of truffles increased exponentially; the legal order was not ready to face the situation, truffles researchers did not respect the nature and the habitat: this exceptional product risked the exstintion.

 

People coming in our farm is positively impressed by our dedication to preserve nature and by our love for the land!

 

We also produce in our farm: HONEY, JAM, MARMALADE, PRESERVE, SAUCE, without added chemical element!

 

We have an ORCHARD (fruit-garden) with a lot of different fruits.

Le TERME DI RAPOLANO

Le acque minerali delle piscine di Rapolano Terme sgorgano naturalmente dalla sorgente alla temperatura di 39 °C. Gli elementi naturali che le compongono sono principalmente zolfo, elemento che ne caratterizza l'odore e il bicarbonato di calcio.

I due elementi uniti alla temperatura elevata delle acque conferiscono a queste ultime proprietà curative particolarmente indicate per trattamenti della pelle e degli apparati motori e respiratori.

Oltre alla sensazione di rilassamento e di benessere generalizzato che un bagno in queste acque dona, questo dà effetti cosmetologici sulla cute migliorandone l'aspetto e combattendo affezioni dermatologiche (psoriasi, dermatiti, eczemi).

A livello motorio le nostre acque termali permettono una attenuazione della rigidità muscolare e conferiscono maggiore elasticità ai tessuti.

TERMS OF USE

GENEREAL LEASE CONDITIONS


1) LEASING:

PALMERINI S.r.l. is an agritouristic enterprise that produces wine, oil, cereals, truffles and leases apartments. Official prices are published on our web-site

 

2) BOOKING:

Bookings can be made by agents of PALMERINI S.r.l.

 

3) PAYMENT:

A deposit of 50% (fifty per cent) of the total amount must be sent immediately (2 days at least). The balance must be paid at the arrival CASH. Payment must be made according to the instructions given by Authorised Agents of PALMERINI S.r.l.

 

4) LEASING VOUCHER:

The leasing voucher is only valid for the title holder and is non-transferable. It will be issued on payment of all amounts due and will include instructions on how to reach the reception area of PALMERINI S.r.l., where the keys of the property can be collected. It is strictly forbidden to arrive with more persons than shown on the voucher or to pass it onto a third party. The only exception will be for baby/ies up to and including 2 (TWO) years of age and where the leaseholder supplies relevant cots and bedding. Any change of persons made during the lease is forbidden unless previously agreed by PALMERINI S.r.l. Failure to observe the above terms may lead to PALMERINI S.r.l. let refusing initial access to the said property. In addition, if the lease holder breaches the above terms during the term of the lease the property owner has the right to deny further access to the property. In either case the leaseholder will forfeit all money paid. In the event that any leaseholder or any member of his party behaves in an unacceptable manner (e.g. breaks furniture, fails to maintain correct standards of hygiene etc.) the party may be asked to leave the property let thereby forfeiting any money paid.

 

5) PRICES:

Prices quoted refer to a one week let of a specific property. Included in the price are (except where differentiated): use of hot and cold water, use for electricity except for heating purposes, cooking gas, initial cleaning of the property, sheets and towels, use of swimming pool in the opened period. Not included are: deposit as guarantee against breakage etc., heating costs, telephone any other service or materials which must be paid for at the time.

 

6) ARRIVAL AND DEPARTURE, DEPOSIT AS GUARANTEE:

a) Arrival at the PALMERINI S.r.l. must be between 5.00pm and 7.00pm. Should clients be unable to arrive within this time they should telephone +39 348813950 / +39 3388016732 / +39 0577704541 before 7.00pm. (19.00 hrs.). Failure to advise the company of such a change will exonerate PALMERINI S.r.l. concerned from any damages or responsibility caused by such delay and the property will be re-let. Arrival times after 7.00pm (19.00 hrs) may incur payment of expenses for extra work involved.

b) On arrival clients must present their voucher and identity documents for all their party either thus permitting registration with the local authorities. Before taking possession of the keys to the property the client must pay CASH the final amount and the breakage deposit (ONLY CASH), 150,00 EURO. This deposit will be refunded on departure less any money due for breakage, damage, and/or any supplementary expenses.

The client is held responsible to the property owner for any costs in excess of the deposit. The owner or his representative retains the right to refuse access to any client who fails to pay the necessary deposit. Clients must depart between 8.00am and 10.00am on Saturdays leaving the property in a clean and tidy condition. In the case of departure outside these hours the owner is authorised to return by mail any money held as guarantee deducting expenses for damages etc..

c) The property owner reserves the right of entry to the property for purposes of maintenance, gardening, cleaning the swimming pool etc.

 

7) COMPLAINTS:

All properties are checked periodically by staff of PALMERINI S.r.l... Details as printed are drawn up in good faith. Any complaints must be notified in writing to PALMERINI S.r.l., within 48 (forty eight) hours of arrival or by 6.00pm (18.00 hrs) on the evening of the Monday following arrival. Complaints not advised in writing within the above time limits will not be considered valid. Should the client leave the property for whatever reason without notifying the company in writing beforehand then all claims of whatever nature shall be considered null and void.

 

8) LIABILITY:

Where PALMERINI S.r.l. is forced by events beyond their control to cancel a lease the company reserves the right to assign to the client another similar property or as the last resort refund any money paid. On acceptance of the alternative offer the client acknowledges his full agreement to the new lease and agrees to forfeit any right to possible repayment of expenses.

 

9) CANCELLATION:

Should the client, for whatever reason, cancel a lease he will

Any changes to bookings either for the period of the holiday or the property required will be considered through our availabililty, If it could not be possible to change the dates or the apartments, we will considere the cancellation charges above, article 9.

 

11) GENERAL:

By signing a lease for one of the company’s properties the client must fully understand that on entering the property he or she becomes liable for any damage caused by him or her whether civil or criminal. The client by claiming ignorance of these conditions and terms cannot assign to PALMERINI S.r.l. any responsibility for his actions. Communications through emails or fax, between the client and Palmerini S.r.l. will be considered informatic document as said from law: d.P.R. 445/2000. The person signing the booking form as indicated in the voucher (see 4 above) will be held responsible for the lease. Our Property is a private one and as such reflect the owners’ tastes, local traditions and architecture. They do not in any way set out to become hotels or to mirror current trends. This property offer to the client the opportunity to live for a short time in a different world where traditions and history form part of local life.

 

13) JURISDICTION:

The original form of these terms and conditions written in Italian shall be considered binding. In the event of any dispute or irreconcilable disagreement regarding these terms and conditions the competent court for settlement of claims shall be Roma.

 

RULE FOR THE USE OF THE LAKE


1) THE LAKE:

PALMERINI S.r.l., is an agritouristic farm that owns the Lake of San Bernardino. PALMERINI SRL engaged in keeping the natural habitat of the lake, flora and fauna. To do that there are not enclosures or other walls that prevent from entering the lake. Our first objective is to permet animals to reach the lake and to water.

It is forbidden to:

- get next to the lake imprudently

- lean out

- walk next to the water

- swim

- the use of boat

PALMERINI SRL DOES NOT ANSWER FOR DAMAGE TO PEOPLE, THINGS OR ANIMALS THAT WERE CAUSED BY THE LACK OF RESPECT OF THIS REGULAMENT.

 

2) INSTRUCTION TO FISH:

We accept all the way of fishing allowed from law. We do not accept that ways that have a drastic impact with the environment, the flora and the fauna (such as string bag, tear fishing, exc).

 

3) USE OF THE LAKE:

Only our guests are allow to use the lake or to fish.

 

4) THE FISH:

THE FISH ARE PALMERINI SRL'S PROPERTY. IT IS TOTALLY FORBIDDEN TO TAKE AWAY, TO SELL AND TO COOK FISH.

 

5) YOU CAN FISH RESPECTING THE ARTICLE 2: FISH MUST BE ALIVE AND MUST BE IMMEDIATELY DOUSE IN SAN BERNARDINO LAKE

 

6) MEANS OF TRANSPORT:

It is absolutely forbidden to use in the lake pollutant powerboat. It is forbidden to reach the lake with auto or other transport, excepr with our autorization.

 

7) RESPECT OF THE LAKE

PALMERINI SRL reserve the right to exclude from the use of the lake or to expel from the agriturism people that do not respect this regulamentation or that do not have the minimum respect for nature (without giving back the money thay payed to stay). PALMERINI SRL reserves the right to start an action in all the way allowed from law
