Juliesvillas Terms and Conditions 1. Booking – To make a confirmed booking, a completed booking form and deposit are required to be returned to Juliesvillas. 2. Deposit – A £200 deposit is required to confirm booking. This deposit is held as a security deposit. This deposit is returned within four weeks of the completion of the rental less any charges for losses or damages. 3. Payment for the Rental – Full payment of the rental is payable six weeks in advance of the rental date. 4. Cancellation – Cancellations of booking must be made in writing and is subject to the following cancellation charges: a. The £200 deposit b. 50% of the rental charge if cancelled within six weeks of the rental period. It is highly recommended that the renter takes out Holiday Insurance 5. Renters responsibilities - The Renter undertakes the following: a. To pay for any loss, damages or breakage (excluding normal wear and tear) that may be notified to Juliesvillas by the local agent. b. Not to sublet or share the property with any persons not nominated on the booking form. c. Not to smoke or allow animals or pets within the villa. (The villa is fitted with smoke detectors which are highly sensitive; a charge may be made for any costs arising from the activation of the smoke detectors in addition to a de-odourisation charge.) Smoking is allowed on the pool deck if an ashtray is used. 6. Safety - the pool and spa are potentially very dangerous especially to children. The safety fence is a requirement of Florida law. Ensure supervision of children when safety fence is removed. The owner will not accept responsibility or liability for any accident, illness, death, or injury to any person using the property and/or swimming facilities during the rental period regardless of how it occurred. 7. Pool and Spa Heating – These are optional items and are not included within the standard price. Heating can be booked in advance or during the first 24 hours of the rental period. 7. Cancellation by Juliesvillas – In the unlikely event that Juliesvillas is forced to amend or cancel the booking through any circumstances; every effort will be made to provide similar suitable alternative accommodation. If no acceptable alternative can be found then the Rental payment will be refunded on a pro-rata basis. No further liability is accepted by the Juliesvillas or their appointed agents. 8. Check in and check out – Arrival at the property is after 4 PM local time. The property should be vacated by 11.00 am on the day of departure. (later check out time may be available by arrangement with Juliesvillas local agent). Access to the villa is via a numerical code lock. The code will be provided on receipt of the full rental payment. 9. Cleaning – The property is cleaned prior to arrival and on departure. Mid stay cleaning can be provided and booked in advance or during your stay. Guests are required to leave the property in an orderly state. In the event that additional extensive cleaning is required then this may be chargeable to the Renter. 10. Construction – Emerald Island Resort is complete. All advertised facilities are built and operational with complete landscaping. However Juliesvillas or their agents will not accept liability for complaints arising from construction. Juliesvillas or their agents will not accept liability for any loss caused by noise or disturbance in the vicinity of the villa. 11. Complaints or problems arising – All complaints or problems arising with the villa or the resort should be immediately reported by telephone to the local agent. In the event of the issue not being resolved a complaint should be made in writing within 48 hours of the problem occurring. 12. Access – Juliesvillas and their appointed agent reserve the right to gain access to the property at any time. 13. Florida Climate – As the climate is tropical please keep doors and windows closed, this enables the air conditioning to keep you comfortable. (We cannot air condition Florida.) As a tropical climate the insect population is extensive. Whilst the villa is treated to repel unwanted insects please do not leave food items or crumbs on floors or worktops. 14. OverpaymentsDue to an increase in fraudulent bookings any overpayments will not be refunded until either full confirmation of clearing or six months whichever is the later. 15. TelephoneThe telephone is not blocked allowing calls to made anywhere in the world. The first $10 worth of calls are free, any further additional charges beyond this will be deducted from the deposit. (Local calls are free)
