A handy downstairs toilet The first floor comprises: a double bedroom with large built in wardrobes and balcony, one twin bedroom and a shower room with toilet. The large private rooftop solarium has sun beds, a shower and wonderful panoramic views of Nerja, the sea and mountains. Guests have use of the communal pool and the house is air-conditioned. The house has its own large secure basement garage which is available only for house guests for parking & storage of beach articles.

The local area consists of low rise apartments and residences, a mixture of typically Spanish haciendas and Andalusian style buildings. Within an 8 minute walk is the main beach of Burriana, however there are five beaches to choose from in Nerja. Burriana beach is about 1 km long and has areas of sun beds, children’s play areas, beach volley ball, water sports, paracending, canoing, including a diving club. An adventure shop on the beach arranges, jeep and horse rides, mountain trailing etc. Showers & toilets are on the beach edge. Adjacent to the beach are restaurants serving food all day & into the night. Several small supermarkets & gift shops are nearby. Our house is about 15 minute walk from Nerja town centre or 5-7 minute drive. The unique mix of Spanish, English and other European holiday-makers gives Nerja a wonderful continental feel.

Cancellation policy:

For cancellation after booking is confirmed the 25% deposit is charged.

Within eight weeks of departure, the client remains liable for the following charges:

 42-55 days: 60%, 29-41 days: 70%, 22-28 days: 90%, 0-21 days: 100% of full rental

 

Deposits:

A deposit of 25% is payable when booking. This is non-refundable in the event of any cancellation.

Other Fees:

The balance payment of 75%, plus £100 security deposit or any additional items ordered, becomes due eight weeks before arrival and we reserve the right to re-let the accommodation if this condition is not met.

Excessive use of the aircon with result in a surcharge.

Other policies:

The maximum occupancy must not exceed the number of beds stated in our information, unless prior permission is given for a child or baby in a travel cot or similar.

Guests are responsible for the keys whilst they are in your possession and for their safe return. 

Pets are not allowed in the property and smoking is not permitted on the terraces or the property.

 

Water and electrical supplies are rarely interrupted but this can happen. The communal swimming pool is subject to very rigid Spanish safety legislation. It is inspected and certified for use each season. In the event of a supply interruption or pool closure, please accept that we cannot be held responsible for events beyond our control.

 

In the unlikely event of a complaint, either on arrival or during your holiday, we must be notified within 24 hours. We will give you local telephone contacts with your directions. Problems can often be sorted out on the spot but in the event of this proving impossible all representations concerning the matter must be submitted in writing within 28 days of your return.

 

Please ensure that you have adequate holiday insurance, as we cannot be held responsible for any injury, theft, loss or damage to any person or belongings whilst you are staying in the property or within the grounds associated with the property.

 

Every effort has been made to ensure the accuracy of our information although we reserve the right to make improvements subsequent to the booking.  Any such alterations deemed relevant to the contract will be advised prior to your departure.  We are happy to advise on resort suitability for children, nightlife, etc. although any advice, verbal or written, is merely our opinion, not a definite guide and therefore we accept no liability for any such opinions expressed.  Under force majeure, we will not compensate for any delays in travel.   We expect guests to abide by Urbanisation Rules and generally conduct themselves in an acceptable manner.  We reserve the right to terminate a clients contract if this condition is not met and accept no liability for any subsequent circumstances, which may arise.

 

When we have received your final payment a receipt will be sent with any final information such as directions to the property or details of where to meet at Malaga airport if you require transportation.
