The Emu Lake at the Ballajura Lakes Estate is full of wild life. Watch the wild birds, ducks and Pelicans, cultured garden beds and wild flowers as you take a relaxing stroll along the beautiful lakeshore.  Entrance to Emu Lake is at Lakeshore Close, turn left at the T-junction then walk down the path beside the large park along the lake shore.  Have a barbeque at Paradise Quay – free gas supplied by the local authorities.  Nice place for eco tourism too.

These furnished self-catering holiday houses are ideal for a relaxing family overseas stay, church group retreat or simply, just a nice place to make your day in Perth!   It is economical; you may share with your friends depending on the family sizes.

CHARGES FOR ELECTRICITY, GAS, WATER CONSUMPTION

The charges will be deducted from the refundable security deposit. It is advisable to switch off lights and electrical appliances when no one is in the bungalow to reduce costs.

·      Free water allocation is 7KL per week of rental (normally sufficient without charges. Excess $1.50 per KL).

·      Gas consumption is computed based on the meter readings at $1.75 per unit

·      Electricity consumption is computed based on the meter readings at average cost of $0.28 per unit.

 

Note:

· Charges are based on average cost recovery and some tenants achieved as low as $13.37 per week.  Families generally average $5 per day (PHB sampling: 12 months period in 2009/10).  This method allows us to offer you low rental rates as we do not build in a $150 per week ‘rule of thumb’ consumption charge used by many holiday rentals. 

· For bookings of above 4 weeks, gas, electricity and water charges are payable every 4 weeks, and the last portion of 4 weeks or less will be deducted from the security deposit.
