Property Description

Swallows is a  country house nestling in the south downs  now classed as a National Park and features a tennis court, and swimming pool in 2.5 acres of grounds. Sleeps up to 20 people. Located in the  village of Frsiton, and close to East Dean  and Jevington Village.Views go as far as being able to see the ferries on their way to France from Newhaven Port  20 minute away.Swallows is a superb base for those that love walking, relaxing, swimming, or town facilities. Nestled in the heart of the South Downs and close to the South Downs Way and in an area of natural beauty. Walks from the property can take you to a different hamlet each day.  The Swallows can sleep up to 20 people ask for separate tariffs for party sizes ideal accommodation for two  families with children, The grounds are great for relaxing and  with the out door  heated swimming pool and tennis court. you will have a great holiday. Brighton is only 17 miles away and worth a visit for its night life, famous lanes, and good restaurants,and also just 5 miles the other way  to Eastbourne the sunshine coast renowned for its theatres, Pier  and good beaches,

 

ACCOMMODATION

 

.The Entrance leads into the main dining hall and there is a separate cloaks room.  The dining hall has a feature fireplace.  leading off here is the conservatory set up with tables and chairs.  Sliding doors lead out to the patio area of the grounds.  Table and chairs are easily removed for outside dining. There is a dining room with seating for 10 people,  the kitchen is fully fitted and equipped and has a 4 ring halogen hob, double and oven and grill, microwave, fridge/freezer and two fridges, additional freezer in the pool house, and dish washer  There is another dining leading from  the kitchen.

 

The utility room has a washing machine and tumble dryer and stable doors taking you out to the kitchen garden.  Bedroom one is on the ground floor and has a sofa bed, and seating area. Bedroom 2 is also located on the ground floor and has a 4' double and a single.  The drawing room has comfortable seating for 10 people  flat screen T.V. with DVD player, and Sky, wirelss internet, and there is a compact sterio player and ipod docking station. Up the sweeping stairs to the wide landing.

 

The master bedroom is a double with colour T.V and seating area.  En suite bathroom with the original 30s bath with shower attachment, hand wash basin, toilet, and towel rail.  Bedroom 4 is a twin with hand wash basin and colour T.V, Bedroom 5 is a double with T.V/DVD player, Bedroom 6 is a double with colour T.V. hand wash basin and fitted furniture.  The family bathroom has a separate shower cubicle, bath hand wash basin, toilet , and heated towel rail.  There is also a separate toilet.  Bedroom 7 is a double with colour T.V. and hand wash basin and fitted furniture.  Bedroom 8 is a twin with hand wash basin and colour T.V..

 

The annex which can be accessed via a staircase  from the kitchen hall  has two bedrooms one with a 4'6" bed and a single, colour T.V. and wardrobe. The other bedroom is a double  There is also a bathroom with bath, hand wash basin, toilet and heated towel rail.

Train from Victoria Station to Polegate Eastbourne or Seaford approximately one hour and 40 minutes, or Gatwick airport approximately 45 minutes.

 

There is a taxi service at Eastbourne train station. and Seaford train station  which will take you to Friston Village approximately 5 miles west over the South downs out of Eastbourne.

 

The Coastal town of Eastbourne is approximately 5 miles away and offers a  comprehensive range of shopping and leisure facilities.

 

Eastbourne has a reputation for sunny weather, a major factor in attracting thousands of holidaymakers to this part of the East Sussex Coast.  The town boasts more hours of sunshine than almost any other English holiday resort. Friston is a hamlet approximately 5 miles west of Eastbourne and is surrounded by natural beauty

 

East Dean is downland  village with fantastic walks and cycle rides over the South Down Way. Or swimming at Birling Gap. Brighton is close by a bustling cosmopolitan town with all shopping facilities and night life.  Or Eastbourne with all shopping facilities, some fantastic restaurants, and the famous marina. There are some lovely pubs serving very good food. Riding and cycling are all close by.

 

Friston is surrounded by beautiful countryside and includes the Seven sisters park, Beachy Head, and Birling Gap. Brighton is also close by.

 

Friston  is a petty village nestling in the south downs and surrounded by natural beauty. Within walking distance There is a local grocery shop, in the next village of East Dean a fabulous pub serving good local food, news agent, restaurant and local butcher.  Farmers market on a Wednesday.  Jevington village is found in the opposite direction about a 1.5 mile down the road. This village has been made  famous  for having The Hungry Monk restaurant founder of Banoffi Pie, you can often see the race horses practising but only for the early birds. In Friston just across the road is the lovely Friston church and a walk takes you down to Crowlink another little hamlet nesting in the Downs. Exceat  Valley is just down the hill with a great tea room and lovely walk to the sea.

The owner will be there to greet you on arrival.  A house keeper can be arranged at a daily weekly charge, and if you require shopping on arrival this can also be arranged with prior warning and shopping list, also an extra charge.

 

To book the Swallows we require full payment of rent  and no refunds are possible once booked.There is also a returnable house deposit charged of £500  this deposit  must be paid on booking this property..  The cost of any damage to the property or to any items in or at the property caused or any service charges incurred by you or any member of your party (for example telephone calls) will be deducted from the security deposit at the end of your stay.  If no deductions are required your security deposit will be returned in full to you after your departure from the property. against breakages/damage and excessive cleaning costs which is returned after departure and once the property has been checked.  There is a welcome book on arrival and all linen and towels are included in the price.
