The San Giuseppe villa is part of a family-owned estate in southeastern Tuscany, 19 miles away from Siena and Arezzo. The estate is set in the hills of Val di Chiana, one of the most beautiful areas of Tuscany with its centuries old trees, olive groves and vineyards. Coordinates on Google Earth: 43°17'38.67''N 11°41'09.23"E. The nearest village is Lucignano. The layout of Lucignano is unique and its original, elliptical architecture is surprising, a very rare example of medieval construction. This charming village is at 4.3 miles, has a small supermarket, several shops and 5 good restaurants. The villa is situated close to cities of great cultural interest. Every place has its secret delights and the area offers many undiscovered gems, such as those less well known villages and towns of Tuscany and Umbria like Cortona, Lucignano, Montalcino, Monte Oliveto, Monte San Savino, Pienza, Sansepolcro, Gubbio, Todi, Urbino. |

Cancellation terms: All changes and cancellations must be made IN WRITING. The (30%) deposit paid is not refundable. It is highly advisable to take out travel insurance. Once the 70% balance has been received, for cancellations made earlier than 2 weeks before arrival the charge is 50% of the 70% balance. For cancellations made later than 2 weeks before arrival the 70% balance paid is not refundable. The prices quoted refer to one rental week. Total rent must be paid in accordance with the terms agreed. In the event of the client failing to respect these terms, without serious and justifiable reasons, the proprietors reserve the right to cancel the reservation. Included in price: electricity and hot water consumption, bed linen and towels. Extra charges: central heating, mobile 'phone, firewood. Extra services (some of these services require reservation and full or partial payment upon making the booking): maid / cook / baby sitter / cribs / airport collection / car with driver / basic shopping on arrival. |

On receiving the keys to the accommodation the guest will be required to pay a deposit of € 500, which will be refunded once the final bill has been paid on vacating the accommodation. The deposit should be paid cash in Euro. |

Other policies:
The house can only be occupied by the number of persons (children included) stated on the booking confirmation. Any persons over and above this number will be refused entrance on arrival. Camping in the grounds (including in tents or caravans) is strictly prohibited at all times. Extra expenses arranged to be paid on arrival: child's bed, extra bed, basic shopping. Extra expenses to be paid on departure: heating, extra linen change, fire wood, domestic help, cooking. No smoking is allowed within the villa. Guests are asked to treat the accommodation rented and contents with care and respect. The signatory is responsible for all the guests (including children) staying on the premises. The safety and welfare of children is the sole responsibility of their parent or guardian and utmost care should be taken in the vicinity of the swimming pools and lakes on the grounds. |
