The farmhouse is placed on the triangle among Florence, Siena and Arezzo, The location is really excellent since is central and close to all the major art cities of Tuscany and Umbria. BAITA 77 m2 (4+2) Luminous stone cottage on two floors with its private garden and equipped terrace. GROUND FLOOR: sitting room with double sofa bed, ,reading lamp, armchairs, coffee table, writing table , large doors windows that open onto the garden, spacious kitchen/dining room with fitted kitchen ,table and chairs. Bathroom with shower. First Floor: access from wooden staircase, double bedroom, twin bedroom. EQUIPMENT: microwave, freezer, electric oven, top stove with 4 fires, kettle, percolator, bread toaster,mini food processor….plenty of everything you may need to feel at home, and cook a complete dinner . Candle holders. Hair dryer.
The Compound is surrounded by a large garden area equipped with tables, chairs and canopies, with of 7 x 12 meters swimming pool that has a part for children (3x3 meters). The apartments have been tastefully finished , and fully furnished and are all provided with TV sat, and their own heating system. Laundry room with washing machine and iron (+ironing board) available for common use. Barbecue. Each unit has its own reserved place by the swimming pool and in the garden. On high Season (from last week of June to the 28th of August )change over day is on Saturday, on other period arrival can be any day,minimum stay 3 nights. |

Historical Estate located on the hills on the left bank of the Arno River,The farmhouse is placed on the triangle among Florence, Siena and Arezzo, The location is really excellent since is central Chianti and close to all the major art cities of Tuscany and Umbria. The quiet hilly panoramic area is only three kilometers from the beautiful medieval Village of Laterina, the lodging enjoys countryside privacy ,close proximity to the attractions and amenities of Arezzo, and it is the ideal base for many excursion in all Central Italy. There are good motorways and rail links with the rest of Tuscany and taking the train you can be in the heart of Florence in about half an hour. Being in the centre of Tuscany you will be able to reach easily, Siena, Cortona,Lake Trasimeno, Perugia...and the shopping lover will find nearby many outlets of the most important Made Italy fashion brands of the Made in Italy, such as Prada, Gucci, Fendi D&G
The area is full of nice restaurants, where you can taste the typical Tuscan cuisine.Supermarket, bank, pharmacy ,food stores, grocery, and a nice restaurant are in laterina only 2.5 km from the house. More stores and a supermarket are in Levane, Ipermarkets and every kind of stores are in Montevarchi and Arezzo. The train station to go to Florence is 7 km from the house with free parking , all our guests have appreciated very much this facility, since it allows to visit Florence ( even every day ) and come back in the evening and relax in the quiet surrounding of our house.

Cancellation between the 14th day and 1 day before the start -100%of the rental price
no show - 100% of the rental price the cancellation policy is applied expecially on high season, during the other period we always try to meet the guests need. |

Location cost includes: use of electricity, cold and hot water, cooking gas, bed linens, bathroom towels,*** kitchen linens, swimming pool towels ( if needed), free use of laundry (it also means that we will supply all the detergents), it doesn't include: caution deposit ( € 200,00 to be paid on cash , upon the day of arrival and given back on the departure day), mandatory final cleaning fee= € 16,00 per person.(Babies up to three years do not pay cleaning fees)* Heating ( when needed and allowed, usually from mid October to middle March) is €18,00/day
Baby cot, high chair , extra bed are supplied free of charge.
Small pets allowed €15,00 per week.

Other policies:
Smoking is not allowed inside the cottage, only outside and not by the pool where can disturb other guests.
Pets are allowed, only after having obtained our previous permission. Dogs must be kept at a leash at all times. The dog owner should walk the dog outside the grounds of Borgo Santa Maria and is required to remove any droppings. |
