THE HOUSE Our quiet executive 3 Bedroom 3 Bathroom air conditioned house includes a large living room & dining area with cable tv, telephone, fully equipped kitchen, & laundry room with washing machine/tumble dryer. The bedrooms comprise two Masters (one King, one Queen) & one twin with 2 single beds. ALL bedrooms have their OWN ensuite private bathrooms. The first Master bedroom has a balcony & walk-in wardrobe. The two Master bedrooms have "supersize" baths for extra luxury, their own TV with remote & double size wardrobes. The house has the upgraded "executive" furnishings package & the larger rooms have ceiling fans for extra comfort. LOCATED ON THE RESORT OF REGAL PALMS The beauty of our property is that it is located within the private Resort of Regal Palms. The resort features a large Reception Desk with its own 24 hour Check-In service, a private 2 acre Tropical Swimming Pool Complex with 2 heated pools, Waterslide, Lazy River, heated Jacuzzi/spa, waterfalls, extensive sun bathing terraces, and poolside patio etc. In addition there is a Clubhouse, Restaurant with terrace service onto the poolside patio, Sports Bar (with satellite TV), Games Room, Internet Cafe with 4 computer workstations and wireless broadband link. Feel like being pampered or a work-out? There is also another indoor heated Jacuzzi/Spa (as hot as a bath!), a Gym, Sauna, Steam Room, & Health Centre (massage, facial, manicure, pedicure, "all-over" power shower, yoga & aerobics classes), spray tanning room. RATES VARY according to the actual day, time of year and total length of your stay. Christmas Day is more expensive than the night of January 1st, for example, but the overall price may be less if you are booking 28 or 14 nights rather than 6. We calculate your quote depending upon your EXACT dates. That's why the rate card above doesn't always work for us. FOR A PERSONALISED QUOTE for your exact dates, PLEASE EMAIL US! COMPARING PRICES?? Remember our price INCLUDES the Florida State Sales Tax of 12½%. Most other Owners list their prices EXCLUDING this tax. So you have to remember to add this tax to their prices to make a fair comparison. IN ADDITION, it is in a QUIET location within walking distance of the Clubhouse & pools, NOT a mile away right at the back of the Resort OR overlooking a noisy main road OR behind a construction site. Price should not be the only consideration. You'll soon wish you'd paid more when you discover you can't get a decent nights sleep. We offer excellent value for money as previous guests will testify, which is why so many of our guests choose to return year after year. All vacation villas are NOT the same! Discount offered for extended rental periods. METHOD OF PAYMENT ACCEPTED Usually if paying in £'s UK Sterling, the easiest & cheapest route is internet banking or cheque in the post. If paying in US $'s, via credit card, or PayPal. Please contact me for more detailed information. DEPOSIT/DOWNPAYMENT TO HOLD YOUR DATES To secure your dates, we require a non-refundable deposit of $120/£70 or 10% of the booking value (whichever is the higher). Please also note for legal, insurance and emergency purposes we also need the names of those in your party, your address and home phone number. BALANCE PAYMENT The balance should be paid in full 8 weeks before you arrive at the Resort. If your reservation is within 70 days before your arrival, the full rental amount is required to secure your reservation. All reservations are subject to my Terms & Conditions & are available on request. Cancellation Policy If for any reason you wish to cancel, you will forfeit your deposit. If you cancel between 8 weeks and 4 weeks of your arrival date, you will also forfeit 50% of the balance. Within 4 weeks, and you will forfeit all of the balance. FEES & TAXES All our prices INCLUDE the Florida Sales taxes of 12½%. Any reservaton of less than 5 nights is subject to a cleaning & administration charge of $75/£48 per reservation. Please also note! There is an additional charge of $10 US per night per reservation for temporary membership of the Regal Palms Sport & Social Club. Membership entitles free access to all the facilities of the Regal Palms Resort which includes full use of the Water Park, heated Swimming Pools, heated Water Slide, heated Lazy River, heated Jacuzzi's (as hot as a bath!), Gym, Sauna, Steam Room, free towel hire etc. You pay this to the Resort when you Check-In, not to us. Note also it does not matter how many guests in your party. This is a charge PER HOUSE, not per guest. |
