As a villa owner, I am consistently successful with my villa rental in Spain, and friends with similar villa rental properties wonder why they are not able to rent their villas as successfully as I am.

Here I would like to advise on how you to can succeed with your villa rental with just a few basic necessities for successful villa rentals.

When you decide to rent your holiday villa, you have to now look at the villa as a business and not your holiday home.

Renting your villa can work, as long as the information that you provide is accurate and you are able to be contacted and deal with correspondence from potential villa renters immediately.

When placing your advert online, like the majority of villa rental owners do, make sure that your advert is clear and precise, with as much information in regards to your property and its surrounding area as possible.

Does your property have internet access, wheelchair/push chair accessibility, what televisions do you have, how close are you to beaches, mountains, golf course etc.

The pictures that you include on your advert, must be of your property, I have come across properties where you can see the owner and their family waving from the balcony and even a woodpecker in the tree on one, how can this be advertising a property. People need to see what the rooms look like, bathrooms, kitchen, lounge areas, get as many photos of your apartment as possible, along with gardens, swimming pools etc, after all many people will go on what the property looks like initially, your first picture will be what draws them to your villa rental listing.

Remember to include the local amenities, such as the local supermarket restaurants, bars etc, whether you need to use a car or not, some people want to holiday where they only need to walk for a few minutes to get a pint of milk and the daily newspaper.

One of the most important things if you wish to succeed in your villa rental is to make sure you are contactable, via email and telephone. If you are unable to take a call, ring them back as soon as possible, reply to an email as soon as you can. If you are looking at your villa rental as a business, you will realise that communication could mean the difference between a successful rental and hardly any bookings.
